What is soft washing?
Soft washing is a low-pressure exterior cleaning method designed for surfaces that may be damaged by high-pressure water. Instead of using water force to blast contamination away, it relies on a specialised cleaning solution to break down dirt and treat organic growth such as mould, algae, mildew and lichen.
The solution is applied at controlled, low pressure and allowed time to work. Once the contamination has loosened, the surface is gently rinsed to remove the residue.
Depending on the surface and the type of growth, soft-wash solutions may include carefully diluted sodium hypochlorite, surfactants that help the treatment cling to the surface, and other cleaning agents. How soft washing works
1. Inspect the property
We identify the surface material, its condition and what needs to be removed. We also consider access, drainage, nearby vegetation and other areas that may require protection.
2. Prepare the area
The work area is made safe and surrounding surfaces, fixtures and landscaping are managed as required before treatment begins.
3. Apply the cleaning solution
A suitable treatment is applied evenly using low-pressure equipment. This helps the solution reach and cover the contamination without using excessive water force.
4. Allow the treatment to dwell
The solution is given time to penetrate and break down mould, algae, mildew, lichen and other organic build-up.
5. Rinse at low pressure
The surface is gently rinsed to remove loosened grime and treatment residue. The result is a thorough exterior clean with less risk of damage to delicate materials.
Soft washing vs high-pressure cleaning
Soft washing and pressure cleaning are both effective, but they solve different problems.
Choose soft washing for delicate surfaces and organic growth
Soft washing uses cleaning chemistry and dwell time to do most of the work. It is generally the better option for painted surfaces, render, cladding, suitable roofs and areas affected by mould, algae, mildew or lichen.
Because it uses low pressure, it reduces the risk of stripping paint, damaging coatings, marking timber, eroding surfaces or forcing water behind cladding.
Choose high-pressure cleaning for hard surfaces and heavy build-up
High-pressure cleaning uses water force to remove built-up dirt and physical contamination. It is generally better suited to durable surfaces such as concrete, brick paving and some stone or metal areas, particularly where there is mud, grease, oil, gum or heavy grime.
